Camp Williams Home Loans

Military family welcomed home in Utah — VA home loan
For Utah’s military families, home is where the next chapter starts.

Local knowledge. Clear answers. A homebuying plan built around your life.

Yes — eligible borrowers can use a VA loan to buy a qualifying primary home in communities near Camp Williams. The next step is connecting that benefit to your actual budget, service history, and plans. A Certificate of Eligibility is one part of the picture; income, credit, entitlement, and the property matter, too.

Camp Williams & the Deadeye Center

The Army Reserve’s transition from Fort Douglas is now a reality. The new center at Army Garrison Camp Williams opened on August 8, 2026.

What is the new Deadeye Army Reserve Center?

The 96th Infantry Division “Deadeye” Memorial U.S. Army Reserve Center gives Army Reserve organizations modern work, maintenance, and training space with access to Camp Williams’ ranges and training areas. The Army’s opening coverage identifies the 76th Operational Response Command and 807th Theater Medical Command as resident commands, and the facility is fully operational.

What happened to the facilities at Fort Douglas?

The relocation replaced Reserve facilities that supported approximately 2,000 Soldiers and 500 full-time staff. The August 8 closing ceremony marked the transfer of the final roughly 50 acres at Fort Douglas to the University of Utah.

A name that carries a legacy

The center honors the 96th Infantry Division’s “Deadeyes.” Division veterans advocated for the memorial designation, linking the new facility to earlier generations of Soldiers.

What does the move mean for homebuyers?

For personnel whose workplace or drill location changed, it is a reason to revisit the commute. AGR personnel, civilian staff, and drilling Reservists may have very different schedules. A Reserve assignment does not mean every Soldier is permanently stationed at Camp Williams — or needs to move. Confirm your reporting location, duty schedule, and gate access with your unit before choosing a neighborhood.

Where Can Families Serving at Camp Williams Consider Living?

Compare homes on both sides of the Salt Lake–Utah County line. Start with the commute you’ll actually make and a monthly payment you can comfortably maintain.

Bluffdale & Herriman

A useful starting point for a search near Camp Williams. Compare your route to the authorized gate, household routines, property taxes, and any HOA costs.

Lehi & Saratoga Springs

Look south of the county line as well. Test the drive at your actual reporting time and compare each home’s full payment — not only its listing price.

Eagle Mountain

VA financing can be used here, too. Include the drive from the specific neighborhood, fuel, utilities, and maintenance in your ownership budget.

What’s Your Current BAH?

Start with the Department of Defense’s own rate lookup. Basic Allowance for Housing varies with factors including duty location, pay grade, and dependent status. Select the applicable year and pay grade, and use the ZIP code appropriate to your orders — not automatically the ZIP code of a home you want to buy.

BAH is one budget input, not a loan approval or a promise that it will cover your payment. Active Duty, AGR, National Guard, and Army Reserve members can have different housing-allowance rules — verify your entitlement and applicable location with your servicing finance office and LES.

VA Basics for Camp Williams Families

Eligibility starts with your service record

Your Certificate of Eligibility (COE) documents eligibility for the VA home-loan benefit. It is not a mortgage approval. Veterans, qualifying active-duty members, National Guard and Reserve members, and certain surviving spouses may qualify. Service dates, length and type of service, and discharge circumstances affect the rules.

No VA minimum credit score

VA does not set a minimum credit score. Individual lenders may set their own credit requirements, often called overlays. As a mortgage broker, I can help compare available lender requirements and explain what a specific credit issue means for your next step.

The VA funding fee

This one-time charge depends on the loan type and, where applicable, down payment and prior use. It can generally be financed or paid at closing. Exemptions include qualifying service-connected disability compensation, certain surviving spouses, and qualifying active-duty Purple Heart recipients.

Camp Williams VA FAQs

Can I use a VA loan to buy a home near Camp Williams?

Yes, if you are eligible, qualify with the lender, and purchase a qualifying primary residence. Proximity to Camp Williams does not create eligibility or remove occupancy and property requirements.

Does AGR, Guard, or Reserve status automatically qualify me?

No. Your specific service history and supporting records determine VA eligibility. Housing-allowance entitlement is a separate question governed by your orders and military pay rules.

Do I have to move because my Reserve unit moved from Fort Douglas?

A facility move is not a blanket instruction for every Soldier to relocate. Confirm your own orders and reporting requirements. Then decide whether a move fits your work, family, and finances.

Does BAH tell me how much house I can buy?

No. BAH can help inform a budget, but a lender must review qualifying income, debts, credit, and the proposed payment. Include taxes, insurance, utilities, maintenance, and any HOA dues in your own budget.
