Plan your Utah move

PCSing to Utah? Check Your BAH.

Before you arrive, use the official lookup to check housing allowance rates for your authorized duty location, pay grade, and dependent status. Years in service is not a BAH lookup input. Use your orders and finance office to confirm which location and allowance rules apply to you.

Check Official DoD BAH Rates

Dugway is different: its official housing office states that government housing is provided for soldiers and BAH does not apply. Confirm your assignment’s arrangements before planning an off-post purchase.

Explore the Utah PCS and housing guide or compare expenses with our mortgage payment calculator. BAH is not a mortgage approval or a guarantee that it covers your housing costs.

Your Service. Your Benefits. Clear Answers.

A VA-backed purchase loan may offer no down payment when eligibility, entitlement, lender, and property requirements are met. VA loans do not require monthly mortgage insurance. Closing costs still apply, and a VA funding fee may apply unless you qualify for an exemption.

A Certificate of Eligibility confirms your VA benefit eligibility; it is not a loan approval. Credit, income, occupancy, and property requirements still apply.

Who Can Use a VA Home Loan?

Eligible veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses may qualify. Service length, duty history, and discharge circumstances matter. We’ll start with your Certificate of Eligibility (COE), then review the lender’s requirements. Check the VA’s official eligibility guidance for your service situation.

Understand the Funding Fee

The VA funding fee is generally a one-time charge. Its amount depends on factors such as loan type, prior use of the benefit, and down payment. Some borrowers qualify for an exemption, including certain veterans with service-connected disability compensation and qualifying surviving spouses. We’ll verify your status and explain the fee, any financing of it, and your other closing costs before you commit.

Buying or Refinancing: Know Your Options

  • VA purchase: Explore financing for an eligible home you intend to occupy, subject to VA and lender requirements.
  • VA IRRRL: For an existing VA-backed mortgage, an Interest Rate Reduction Refinance Loan may help reduce or stabilize your payment. We’ll compare costs and the expected benefit.
  • VA cash-out refinance: Eligible homeowners may access equity through a new mortgage. We’ll review your goals, qualification requirements, and the effect on your balance and payment.

See the VA’s loan-type overview for official program information. A refinance replaces your existing loan; fees and a longer repayment period can affect total interest costs.

Common VA Loan Misconceptions

  • “Zero down means zero cash at closing.” Closing costs and prepaid expenses may still be due. We’ll review an estimate for your specific transaction.
  • “I can only use my benefit once.” Eligible borrowers may use it again through restored or remaining entitlement. Your COE and prior loan history help determine what is available.
  • “My COE guarantees approval.” It establishes benefit eligibility; financing still requires lender approval.

Verify your VA funding fee exemption

Veterans receiving VA disability compensation for a service-connected disability are generally exempt from the VA funding fee. A 0% disability rating alone does not establish an exemption. Other exemptions may apply. Your exemption status must be verified through VA.
