Lower Your Mortgage Payment With Seller Concessions
Compare 1-0, 1-1, 2-1, and 3-2-1 buydowns. See your initial payment, how it steps up, and the amount needed to fund the payment subsidy.
A temporary buydown reduces your initial out-of-pocket payments—not your permanent note rate. The full contractual payment remains due; funded buydown money covers the scheduled difference. Plan for the full payment after the subsidy ends.
See How Temporary Rate Buydowns Work.
A temporary rate buydown can reduce your mortgage payment during the first few years of your loan. Seller concessions may help fund the buydown, subject to loan-program rules and transaction requirements.
Your underlying loan keeps its full note rate. The funded subsidy covers part of the payment during the buydown period. Your out-of-pocket payment rises as the subsidy steps down and reaches the full payment when it ends.

pp = percentage points. These are payment-calculation reductions, not changes to your contractual interest rate. Availability, contribution limits, eligible funding sources, and qualification requirements vary by lender, loan program, and transaction. Taxes, insurance, mortgage insurance, and HOA dues are separate and can change.

The program numbers describe the percentage-point payment reductions in each initial year. A 1-1 buydown uses a 1-point reduction for two years.
About the seller-concession estimate
Each program shows the total subsidy cost and the seller concession required if the seller funds 100% of that cost. The percentage uses the purchase price you enter. A seller contribution is negotiable, not guaranteed or always required. Other permitted funding sources may be available.
This estimate does not determine concession limits or eligibility. Loan program, lender, occupancy, transaction type, and funding-source rules vary. Other seller-paid closing costs may also count toward applicable limits. Confirm the available program and funding agreement with Kris before writing an offer.
How this estimate works
For a fixed-rate, fully amortizing loan, we calculate principal and interest at the note rate and at each temporary payment-calculation rate using the same original loan amount and full loan term. Monthly savings are the difference between those payments. The estimated subsidy is 12 monthly savings payments for each discounted year.
Monthly principal and interest is rounded to cents before calculating the subsidy. Lender rounding and final funding requirements may differ. Negative payment-calculation rates are not modeled; a program is marked unavailable in this estimate when your note rate is below its initial reduction. This mathematical comparison is not confirmation that any program is offered.
Interest rate is not APR. The estimate excludes other closing costs, financed fees, utilities, maintenance, special assessments, and future expense changes. This purchase-price-minus-down-payment model excludes financed fees. For a VA scenario, first verify your funding fee and ask Kris to confirm the final loan amount and subsidy. This tool does not include permanent rate buydowns, lender pricing adjustments, or proprietary pricing information.

Verify your VA funding fee exemption
Veterans receiving VA disability compensation for a service-connected disability are generally exempt from the VA funding fee. A 0% disability rating alone does not establish an exemption. Other exemptions may apply. Your exemption status must be verified through VA.
